You create the order.

Sign into the realtor dashboard, click New order, type the property address, your client's name, optional email. Pick a tier (Digital, Print, Framed, Framed + Song, etc.). If you've got the MLS hero photo handy, paste the URL — we'll skip our own search.

Time investment: ~30 seconds.

Your client gets a private link.

Five rotating questions from a pool of twenty — designed to reveal aesthetic taste without asking your client to articulate it. Best smell? Painting you'd steal from a museum? Pick a shape we'll hide in the trees. Each question takes 10 seconds.

The link is theirs. The buyer's preview page is keyed on a cryptographic token; no one else can see it.

Time investment for the buyer: ~90 seconds. For you: zero.

We find the house.

The system pulls Google Street View, photos of the neighbors for architectural context, and (when the home isn't on a public street) a tight aerial walk through Google Earth at six oblique angles plus two top-downs. Multi-image references go to the image-edit model.

Five-paragraph deep-research pass on the address: architect, neighborhood, period, anything documented. For the Cherokee Road Buckhead estate we did, the research surfaced the original Italianate build year, the Olmsted-school neighborhood plan, and a fascinating decades-old garden anecdote. All real, all citable.

We generate three art variants.

Each variant uses a different artist sensibility, medium, palette, and time of day — drawn from a curated roster (Hopper, Hockney, Eyvind Earle, Ravilious, Burchfield, and a dozen more). No three watercolors at golden hour. Each variant is QC'd by a separate vision model: address spelled correctly, easter egg present, no stray people or text artifacts.

Your client picks their favorite. The other two stay in their account in case they want to reconsider.

The song writes itself from the research.

A research-grounded lyricist composes ~220 words of free verse around one central move — names real names, real dates, real places. A style brief goes to Suno. The song is generated, downloaded, and attached to the buyer's preview page. Average length 3-5 minutes.

One consistent voice across every DeMaximus track — Sisukiro New — for a recognizable brand-jingle feel at song length.

You hand-deliver, with your name on it.

Framed art ready for pickup at our Inman Park workshop — 10×14, 13×19, or 18×24 depending on the plan. The back of the print is hot-stamped: "A closing gift from [Agent Name] · [Brokerage]." You deliver it at closing or drop it on the porch when you're in the neighborhood. The buyer's preview link stays live forever — they bookmark it for the MP3 and the print PDF.

Every year on the closing anniversary: a week before the date, we email you a new piece of art and a fresh neighborhood song. You print the art on cardstock, handwrite a note, hand-deliver. Same realtor, same house, every year for ten years. Replaces the December Christmas card with something that arrives on their day, not everyone's day.
